TokyoInvestor is an English-language property intelligence platform for foreign investors researching the Tokyo real estate market.

We aggregate public listings from Japanese property portals and enrich them with the investment context the portals don’t offer: price per m² benchmarked against ward medians, a transparent 0–100 investment score, full price history, and risk flags for rebuild restrictions, leasehold, and short-term rental rules.

We are not a real estate agency. We have no commission relationship with any agent or portal. We do not broker transactions.

What we are: a research terminal. The starting point for a serious Tokyo property decision — not the ending point.

Our data

Listings are sourced from public Japanese property portals and refreshed daily. Each property is scored across seven signals — price per m², station access, building age, ownership type, rebuild permission, estimated yield, and STR zoning — to produce the composite Pulse score.

Valuations benchmark every property against MLIT transaction data and ward-level medians. We flag leasehold, rebuild restrictions, and short-term rental limits so you can screen risk before you ever contact an agent.

How we make money

A simple subscription. No commissions, no referral fees, no sponsored listings — so the intelligence stays on your side of the table.
