By using TokyoInvestor you agree to these terms.
The service
TokyoInvestor provides an English-language property research platform aggregating public listing data and investment intelligence for the Tokyo real estate market. We are not a licensed real estate brokerage. We do not broker transactions and have no commission relationship with any agent or portal.
Subscriptions
Paid subscriptions (Investor Plan) are billed monthly or annually via Stripe. Annual plans include a 3-day free trial; your card will not be charged until day 4. You may cancel at any time before your next renewal date. We do not offer refunds for partial subscription periods.
Data accuracy disclaimer
All listing data is sourced from public Japanese property portals and is provided for research purposes only. TokyoInvestor does not verify the accuracy, completeness, or currency of any listing. Investment scores, ward benchmarks, yield estimates, and STR guidance are algorithmic estimates and clearly labelled as such. All data must be independently verified before any purchase decision.
Not investment advice
Nothing on TokyoInvestor constitutes professional investment, legal, financial, or real estate advice. The platform is a research tool. Before purchasing any property, you must consult a licensed real estate agent (宅建士) and judicial scrivener (司法書士) in Japan. We are not responsible for any investment decisions made based on data from this platform.
Acceptable use
You may not scrape, republish, or resell data from this platform. You may not use the platform for any unlawful purpose. Access credentials are personal and may not be shared. We reserve the right to suspend accounts that violate these terms.
Intellectual property
The platform design, Pulse score methodology, and editorial content are the property of TokyoInvestor. Listing data is sourced from public portals and is not owned by TokyoInvestor. You may share links to listings and pages with attribution.
Limitation of liability
TokyoInvestor is provided "as is." We are not liable for any loss or damage arising from use of the platform, inaccurate data, or reliance on any estimate or score. Our maximum liability to any user is limited to the subscription fees paid in the preceding 12 months.
Changes to these terms
We may update these terms. Material changes will be notified by email. Continued use of the platform after notification constitutes acceptance.
